Hutchinson MN Real Estate Market Update

January’s coming to an end and it’s interesting tracking last year’s market info with the present.  Reviewing our Minneapolis MLS for closed transactions for McLeod County MN since January 1, 2009 there have been 10 closings to date.  Looking back last year the number was also 10 as of 1/23/08.  There were 22 total homes sold in McLeod County MN in January 2008 and it appears there are 14 more recorded on the Minneapolis MLS to close by the end of this month.  A lion’s share of the closings occuring the last week of the month is typical.

We could run statistics in our Regional MLS of Minnesota database on Hutchinson MN real estate only, yet know our market area includes farther out areas of Renville County MN homes and land as well as Meeker County Minnesota (and many other locations).  Keep watching our website–it’s in its infancy.  We’ll continue to add lakeshore homes as well as info on lake property and other topics.  Feel free to comment on things you’d like to see.

Following are basic market statistics for McLeod County MN single family homes directly from Northstar MLS:

There are 348 ACTIVE McLeod County Minnesota Single Family homes for sale. Fifty-seven are priced below $100,000; 177 are priced between $100,000 and $200,000. The Average Days on Market (DOM) for all these is 139.2 and Continuous Days on Market (CDOM) is 224.3.

Presently we have 32 PENDING sales here in McLeod Co MN. Some are scheduled to close yet this month and others may not close for several months. REOs (Bank owned foreclosures) and more commonly short sales tend to occasionally drag out a bit, sometimes having to extend closing dates.

Regarding McLeod County MN Homes SOLD since January 1, 2009 there are 10. Six homes were priced under $100,000; 2 more were under $200,000; and one under $300,000 and one more under $400,000.

Homes are selling in our area. Prices have seen a hit (we’ll talk about that at a later time) yet we’re not afflicted to the point the media makes it sound.     I’m interested in viewing a home in melrose, mn. The address is 209 2nd st. se. and listed for 26 thousand. I did see it had a listing no. of 4077079. I notice that you have a Hutchinson location. Should I call a local real estate company to show me the property and work though them? Your website said it was bank owned, could I work to negotiate a contract for deed and pay it off in 12 months with a sizeable amount down. I’m employed. I would like some senarios to make sure I don’t waste your time looking at something and still can’t afford it or lose my money in the process. I think I have at least 50% if the property is liveable.

    The home at 209 2nd St SE in Melrose has an offer submitted on it. However, there is not yet an acceptance from the bank.

    Would you like to look at it Sunday? or Monday?

    The bank will not so a CD on it, unfortunately. this is normal for any bank owned properties I have worked with so far. I do know of a fairly local (St. Cloud) investor who might be willing to purchase the home and sell it to you on a CD .
